Today I met my new buyers from Tampa for a tour of Kissimmee/St. Cloud homes. We saw a lake home, a pool home, an abandoned home, and a few others. My favorite of the day was a house built in 1989. My current house was built in 1989 and I saw many similarities. Although our rehab is almost complete, I quickly recalled the cosmetic items we changed. I appreciated the wall speaker in the kitchen, much like the speaker we removed in our kitchen (except this one had a tape deck). I actually initially hung a picture over ours, then later had it cut out and drywall patched. 

I saw a lot of possibilities in the dated home today, and know from experience a house with good bones and floorplan can be brought back to life and modern decor.

This house has intrigued me for a year or so. It is owned by Fannie Mae and is currently listed at $315,000. This is the lowest priced listing currently in Lake Forest, and would be a good opportunity for a renovation project. The lot backs to conservation, providing a private backyard and lanai. Buyer Expectations

Savannah ParkToday I met a previous neighbor to view a townhouse she was interested in. It was great to see her and catch up. The townhouse was marketed as a 3 bedroom home, which is what my buyer expected. However, the “3rd” bedroom was located on the main level. It was the first room off the foyer, closed off by French doors. It had a large window overlooking the front yard, yet no closet. The bathroom closest to the “bedroom” was a half bath. The only full baths were located upstairs in the two master suites. What is your opinion? What determines a bedroom? Even if it is not a county or FHA code, what would an appraiser think? Most important, what do potential buyers think?
