Today while scheduling a tour in Lake and Polk Counties for my buyer, I noticed two of the listings were advertising a 3.5% buyer’s agent payout. That means the seller chose a 7% listing commission. I haven’t seen a 7% listing in a while. In 2005 when I started my career with Coldwell Banker, that was the norm. Then is slipped to 6% and 5% and flat fees and…….whoa.
When a seller decides the commission should be 7% they are putting themselves in the front of the pack when trying to get the attention of Realtors. Is the 7% listing on it’s way back? Are Lake and Polk Counties leading this new trend?
Today I met my new buyers from Tampa for a tour of Kissimmee/St. Cloud homes. We saw a lake home, a pool home, an abandoned home, and a few others. My favorite of the day was a house built in 1989. My current house was built in 1989 and I saw many similarities. Although our rehab is almost complete, I quickly recalled the cosmetic items we changed. I appreciated the wall speaker in the kitchen, much like the speaker we removed in our kitchen (except this one had a tape deck). I actually initially hung a picture over ours, then later had it cut out and drywall patched.
I saw a lot of possibilities in the dated home today, and know from experience a house with good bones and floorplan can be brought back to life and modern decor.

Earlier today I attended a building inspection with my buyer in Grande Oaks at Heathrow. We had the nicest inspector from Home Pro of Mid-Florida, and in just under 2 hours we were given the results.
