Terracina showing

.
Today I showed a new Terracina listing to my clients. The home was beautifully decorated and the colors worked so well together. Wood floors and upgraded tile give this home a warm and inviting feel. Although this home was not a match for this buyer, I hope to share this home with other potential buyers. Call for more information and to schedule an appointment.

Preview

.
This afternoon I previewed an interesting bank owned property in Lake Forest. This single family pool home is located near the clubhouse and backs to a canal. It was purchased in 2005 for $735,000 and in late 2014 it was foreclosed on. The current list price is $515,000. With some flooring updates and pool clean-up, this home could shine again.

Continuing Education

.
Today I attended a continuing education course with my broker and fellow Tolaris agents. “Excellence in Professionalism” was presented to 250 Orlando Realtors. We all received the Gold Key Certification upon completion. The course was a great reminder of some existing practices, and some new ideas to implement with future transactions.

Pottery Barn – Sherwin Williams Fall/Winter 2015 Palette

.
I received the August 2015 catalog from Pottery Barn today, and featured it some new paint colors for inspiration this fall and winter. I noticed some popular grey, beige and white colors, but was surprised to see some jewel tones return to the mix. To see the entire palette, visit http://www.potterybarn.com/colors.

Value of Community

.
A major determinant in the value of a home is the neighborhood and community which surrounds it. I cannot say enough about the neighborhood of Lake Forest and the activities available. Today a Kid’s Triathlon was offered and about 50 children participated. It was not only a health boosting event, it also provided a social event for the entire family. Parents, grandparents, friends and neighbors cheered the athletes on until they all crossed the finish line.

When house hunting, don’t underestimate the value of the neighborhood and the happiness it can provide.

Building Inspection

 .
.
Today my buyers had their home inspection on Lake Markham. The house had a few minor electric and plumbing issues, which should be easy to work through. The house is on an acre+ lot, has several sheds and outbuildings for storage and hobbies, and has both well and county water available. The sewage is handled by a septic system.  I observed the septic tank inspection and recommend A-1 Septic, as their representative was very informative and professional.

Broker’s Open House Tour

.

Today I toured four gorgeous homes in Lake Forest. Prices ranged from $550,000 to $774,500. Pools, water views and upgrades were just a few of the features on this tour. Agents were treated to appetizers, lunch and dessert by the sponsoring listing agents. The tour concluded with a cash prize drawing!

Just Sold

      .
Closing was a bit delayed by the title company, but we closed around 4:00. The buyer has a green wall she plans to paint neutral, so I felt painting supplies would be an appropriate closing gift. Congratulations Debbie and family!
